Sample Construction Estimates

| Design/Build Estimates -- Are prepared with minimal information. These are prepared to provide the "How Much?" answer to the "What If?" questions. Especially in design mode you may have a couple of different ideas to accomplish the same task. For instance, a contractor deciding whether to use caissons rather than spread footings would need to know quantities and cost differences; or a home owner might need to know whether a basement could be budgeted versus a crawl space. These types of estimates are used for guidelines in the design mode process and are helpful in determining the direction of your construction project. Target Estimates -- Are estimates that are used to reaffirm the budget and to provide for design adjustments. These estimates are mostly structural and architecturally complete. Most line items on the estimates are defined, quantified and ready for pricing if necessary. Most clients know the direction of the project at this point, but are looking to "tweak" certain aspects of the project, and/or to determine if any savings could be found. Most any of RME's spreadsheets can be used for target estimates, and builders find that the flexibility of the spreadsheet serves as a great asset. Complete Drawing Estimates -- Are estimates that are prepared using complete blue prints. These estimates can be very detailed using multiple spreadsheets. Material and labor pricing are complete. Most contractors agree that this type of estimate as a very valuable tool, especially when evaluating other subcontractor pricing or material in crunch time. These estimates are used by homeowners as a reference when budgets are being established. These spreadsheets are also homeowner friendly because they can be set up like bank spreadsheets for new construction. Complete drawing estimates can also be very simple. They can be used for a complete material take-off using very few spreadsheets and are very simple to read and understand. These estimates can be used by homeowners needing Bid Estimates -- The "contractor's estimate." These highly detailed estimates are designed for bidding purposes, developing the CPM schedule and, if successful in the bid, establishing a control budget for the construction of the project. Most items can be purchased directly from the estimate sheets. These estimates include substantial communication with the contractor and subcontractors and continue to be redefined as pertinent information becomes available. Once builders become familiar with this type of spreadsheet they become very comfortable in changing numbers in the last minutes before bid deadlines. Quantity Material Estimates - Are estimates prepared to provide material quantities only. These estimates are used in any level of construction. They are generally used for cubic yard, square feet, and lineal feet quantities. These estimates work great for excavating cubic yards, putting framing packages together, concrete cubic yards and other concrete components, finishes such as carpet, tile, exterior siding, facia and soffit. Most clients that choose quantity material estimates are subcontractors and homeowners that already have their means of pricing. It usually is the least expensive and quickest estimate using a simple spreadsheet. These spreadsheets have columns that let you input prices and automatically calculate totals. |
